Stonebridge Country Club Association is structured in what is known as a Common Interest Realty Association (CIRA). This means that Stonebridge, like other bundled golf communities, is both a country club and a homeowner’s association (HOA).
The costs associated with Southwest Florida CIRA’s are similar, but the manner in which the various dues and fee are structured may differ as prescribed in each club’s legal documents (Declaration of Covenants, By Laws, Rules & Regulations). The Stonebridge Dues and Fees are very competitive with other similar clubs considering the level of services provided, the amenities and the quality of those amenities.
Annual Master Association Dues and Fees. The Stonebridge fiscal year is October 1-September 30. The FY19 annual dues and fees applicable to each unit are as follows:
Resident Club Dues - $4,736. The club dues pay for operating the club including dining (from very casual to more formal with expanded hours of operation rarely found at other clubs), golf (members only pay a cart fee), fitness (professionally led classes for only $5), tennis, and more.
Master Association Capital Reserves - $1,060. The “reserve” account reflects a club’s fiscal approach. Stonebridge has reserve schedules established for the repair and replacement of its major capital items. The adequacy of the reserve schedules is periodically reviewed by outside experts.
Master Association Fees - $1,518. These fees pay for maintenance of the common areas within Stonebridge including the landscaping and irrigation of the common area, gate access control (24 hour manned Immokalee Road entrance, 13 hour manned Airport-Pulling Road entrance plus a roving patrol with varied hours customized to the communities’ needs), bulk television services (only pay for upgraded services), and more.
Food & Beverage (F&B) Service Charge - $540. Stoneridge uses an annual F&B service charge in lieu of a per meal gratuity. Stonebridge has no F&B minimum. Many clubs include a F&B minimum plus a per meal gratuity (generally 20%).
Clubhouse Renovation Fee - $885.48. The Stonebridge clubhouse building underwent a major renovation and expansion in 2014. The renovation fee is the per member loan payment for that renovation. The renovation loan will be paid off in February 2023.
Note: Many SWFL clubs operate with a Community Development District (CDD). A CDD is established under Florida law by the developer with authority to issue bonds (payable over 2030 years) for the purpose of financing community infrastructure (roads, utilities, clubhouse), and for the continuing maintenance and replacement of that infrastructure (beyond the period of the original bond). The debt payment associated with the bond is an obligation of each property and is included in the property owner’s county tax bill (not within club fees and dues). Stonebridge does not have a CDD.
Annual Neighborhood Fees. Stonebridge homes are organized in 10 separate neighborhoods. The neighborhoods are responsible for certain neighborhood-related costs:
Single-family neighborhoods. These fees primarily cover landscaping and irrigation.
Hawthorne Estates - $2,568.92
Manchester - $3,088 (estimated; the actual fee is based on lot size)
Thornbrooke - $2,179
Shoreham - $3,300 (fee includes liability and flood insurance; roof and painting reserves)
Condominiums. These fees primarily cover property management, landscaping, irrigation, building exterior maintenance, pool, and reserves.
Ashton Oaks Coach homes - $4,200
Braeburn Coach homes - $4,972
Middleburg Coach homes - $4,300
Carrington Condominiums - $3,400
Heatherwood Condominiums - $3,976
Willow Bend Condominiums - $3,808
One-time fees are payable at closing the buyer
Working Capital Resale Fee - $3,839.74. This fee is used to fund the purchase of new capital items which further enhance the community and its amenities (such as golf teaching technology, expanded resort style outdoor dining with casual seating and fire pits, and expanded fitness opportunities, to name a few of the recent investments). Note: Current Stonebridge residents purchasing a Stonebridge unit pay a reduced resale fee of $1,217.95.
Membership Transfer Fee - $450. This fee covers the administrative cost of processing the transfer of membership.
